Proposed Official Plan Amendment and Zoning By-law Amendment applications contemplate the redevelopment of the Subject Site with two towers having heights of 80 storeys and 85 storeys (respectively 279.6 metres and 296 metres, inclusive of mechanical and architectural features), anchored by a 3- to 14-storey podium element. The Proposed Development will contain 2,406 dwelling units, including 109 affordable rental dwelling units, 237 hotel suites and an associated restaurant and bar, 1,816 square metres of at-grade retail space, a 955 square metre childcare centre and a 1,716 square metre community space. A total gross floor area of 220,333 square metres is proposed, resulting in an overall density of 19.6 times the area of the Subject Site (Parcel B). The existing 25-storey office building on the Subject Site is proposed to be demolished to accommodate the redevelopment.
