    The applicants have submitted a development proposal for 7 - 17 Nipigon Avenue (the 'subject lands'), generally located east of Yonge Street, south of Steeles Avenue East, on the south side of Nipigon Avenue. The subject lands are presently developed with 5 single detached dwellings. The applicants are seeking to permit a 50-storey residential building, with a 5-storey podium, and containing 620 units on the subject lands. The proposal has a gross floor area of 39,544.85 square metres and a density of 17.1 times the area of the lot. The proposed residential development would contain 3-levels of underground parking, containing 80 parking spaces, including 16 accessible parking spaces, as well as 466 bicycle parking spaces. A total of 2,480.00 square metres of indoor and outdoor amenity area is proposed.This relates to a pre-mature Site Plan application. The Official Plan and Zoning are not in place to support the proposed development.

    An Official Plan Amendment and Zoning By-law Amendment application has been made for 7 - 17 Nipigon Avenue (the "subject lands"), generally located east of Yonge Street, south of Steeles Avenue East, on the south side of Nipigon Avenue. The subject lands are presently developed with 5 single detached dwellings.The proposal is seeking to permit a 52-storey tall building with a 5-storey base building on the subject lands. The proposal contains 603 dwelling units and 263 square metres of non-residential gross floor area. On September 2, 2025, the Ontario Land Tribunal ("OLT") rendered an Interim Decision approving the proposal. The applicant's are now working through the conditions of approval.

The subject lands are presently developed with 5 single detached dwellings, and are located directly south of an existing TTC bus loop.The applicants have submitted a proposal for a 50-storey residential building, containing 569 units, 38,099.89 square metres of residential gross floor area, and having a density of 17.0 times the area of lot. The proposal contains 3 levels of underground parking, 132 vehicular parking spaces and 483 bicycle parking spaces. The proposal contains 1,724.88 square metres of indoor amenity space, and 671.05 square metres of outdoor amenity space.This Site Plan application was appealed to the Ontario Land Tribunal on February 15, 2024.
