Resubmitted Official Plan and Zoning By-law Amendment applications that propose to demolish the existing building on site and permit a 9-storey (30.3m) mixed-use building. The proposal includes a total gross-floor-area (GFA) of 10,225 sq/m, which includes 540 sq/m of commercial GFA at grade, and an FSI of 2.1. This includes 107 residential units, 36 vehicle parking spaces, and one internalized "Type-G" loading space. The application also includes the dedication of 2,158 sq/m of natural area along the southern edge of the site.
