    The Official Plan and Zoning By-law Amendment would facilitate redevelopment of a site that is designated as 'General Employment Areas' on Map 13 of the City of Toronto's Official Plan and zoned Employment Heavy Industrial (EH 1.0) and Industrial-Commercial (MC) under the former North York Zoning By-law 7625, where residential uses are not permitted. The proposal contemplates a new community consisting of nine (9) new mixed-use buildings ranging in height from 30 to 45 storeys. The proposal includes 4,456 residential dwelling units, 269,573 square metres of residential gross floor area (GFA), 1,604 square metres of retail GFA, and 9,134 square metres of residential amenity space. The proposal includes a new public street right-of-way with two new intersections located on Finch Avenue West and Milvan Drive. The proposal includes a new 3,267 square metre public park located on the northeast portion of the site, with frontage onto the new public street and the natural feature/natural hazard lands associated with Emery Creek.

    2450 Finch Ave W

    Official Plan and Zoning By-Law Amendment application that proposes to redesignate the subject site from "Regeneration Areas" to "Mixed Use Areas", and permit two mixed-use buildings with heights of 44 storeys (Building A), and 47 storeys (Building B), inclusive of independent 6-storey podiums for each building. The existing one-storey commercial building on the subject site is not proposed to be retained. The proposed buildings would have a total gross-floor-area (GFA) of approximately 75,165 square metres, comprised of 68,760 square metres of residential GFA and 6,405 square metres of non-residential GFA. The residential component proposes 1,136 dwelling units. The proposed non-residential component includes a mix of childcare space, a grocery store, and retail and service commercial space. One level of underground parking is proposed that would be shared between Building A and Building B with 220 vehicle parking spaces. The application also proposes 993 square metres of parkland dedication, located at the southwest corner of the subject site. Independent of the proposed parkland dedication area is a proposed 10-metre natural buffer area along the entirety of the west lot line, adjacent to Duncanwoods Greenbelt.

The addition will contain 18 studio and one-bedroom seniors units, contained within levels four and five in Building B, and recreation space for the tenants, which will include a children's daycare and play rooms, multi-purpose rooms, a basketball court and fitness centre, and a library dispersed between levels one to three of Building A and B.
