The proposed development provides a total GFA of 92,901 square metres and an FSI of 9.4. Additionally, the proposed development provides 3,992 square metres of indoor amenity space and 1,713 square metres of outdoor amenity space.

Official Plan Amendment proposes a mixed-use development with four buildings with heights of 52, 41, 29, and 12 storeys. The proposed buildings will provide residential and commercial use at grade. The buildings will provide a total of 1245 residential units, being a mix of studio, 1-bedroom, 1-bedroom + den, 2-bedroom, 2-bedroom + den and 3-bedroom. A new public street will be provided, leading to below-grade parking for the buildings. The proposed development provides a total GFA of 103,488.30 square metres and a FSI of 8.43.

The Proposed Development seeks to demolish the existing 7-storey building on-site to facilitate the construction of three towers at heights of 44, 47 and 49 storeys sitting atop a 5-storey podium (Tower A) and a connecting 6-storey podium (Tower B and C). Tower A will be 44-storeys and will sit atop a 5-storey podium. Tower B at 49-storeys, and Tower C at 47-storeys, will be connected by a 6-storey podium element that will form the streetwall along Deauville Lane. The Proposed Development will also include an on-site parkland dedication of 1,081 square metres, and will have a Gross Floor Area of 113,317 square metres, a Floor Space Index of 10.46 times the area of the site (gross site area), and 1,830 dwelling units which includes 151 rental replacement units.
